Top Resons You Should Professionally Stage Your Home...

*You will make more money.
U.S. Housing and Urban Development reports that a staged home will sell, on average 17% higher than and un-staged home.

*Your house will sell faster, which will equal less headaches and hassles.
The New York Village Voice reported that the average number of days an un-staged home is on the market is 30.9 versus 13.9 for a staged home.

*The Cost of stage doesn't cost a dime.
In a 2007 Home Gain Survey of over2000 realtors, it was discovered that sellers who spent typically $500 on the staging services for their home Recovered Over 343% of the cost in the sale of their home.

*Most home sellers cannot view their house objectively.
If you cannot see objectively, you can't package effectively. Have a staging professional get your home into its most advantageous condition for showing.

*You'll have less guesswork and "Do it Yourself" work.
A home stager can manage your projects from start to finish. Or, they can give you a detailed enough report based on their extensive knowledge to have you "do it yourself".

*Only 10% of home buyers can visualize the potential of a home.
This is why staging a home is critical! You don't want the advantages of your home overlooked and left up to the buyer's imagination.

*The longer your home is on the market, the lower the price will be. So stage First!
According to a National Association of Realtors survey, homes that sold after 4 weeks on the market sold for 6% less than ones within the first 4 weeks! Don't be in a position where you have to lower your price. Have your house staged FIRST!

*Leaving your house in "as is" condition will help sell the competition.
Right now the number of homes for sale on the market is a t a record high. Competition is stiff and buyers have very high expectations.

*You can relax.
You will have the satisfaction of knowing you have done absolutely everything possible to affect a quick sale of your most valuable commodity and for Top Dollar!

Fabric for thought...

When decorating a space think of fabric not only for bedding, but for the walls as well. Fabric is a great source of inspiration when designing or redesigning any space.

Keep in mind fabric has a wide price spectrum, so do a little research. Many times you can get fun, funky fabric for not a lot of money. If you are going to use fabric in frames or as small accents this is a great choice for you. But if you are doing curtains, a duvet cover, headboard or fabric wall...you may want to invest a little more money into your fabrics.
Fabric can bring so much to a room. It will add depth, texture and interest. So visit your local fabric store and let your imagination run! Fabric is so inspiring, a fabric store is one of my favorite places to go get fresh new ideas. My next project is a headboard....I'll let you know how it turns out!

Fabric is such a great way to add depth to any space..large or small.

What's Cookin'...

I have decided to start exploring the kitchen. I cook a little now, but would LOVE to really start to uncover my domestic side. My goal is to try a NEW dish once a week....ok maybe twice a month. I will aim for weekly, but know I can produce twice a month! So far, I have done it...two weeks ago -Meatloaf(which I had never even had) and my sweet husband said was great! And then this past weekend- Lasagna, which again was a success!! So, I am two for two and plan to try something this weekend . I am also going to begin sharing my recipes with you! Lets begin with Pasta! I saw this recipe last week and can't wait to try it.

Let me know what you think.

Stickers for your Walls ......

I recently discovered uppercase living...this is a great product for those who want to change there space without the commitment of wallpaper! These products are basically stickers....I know what you are thinking"yeah...I don't think so...sounds kind of tacky" Who would put stickers on thier walls? Well let me tell you, the first time I saw this I was at baby shower at a relative's house. Their last initial was "painted" on the wall in their foyer. I asked if she painted it or she had someone come in and do it and she laughed. She then told me what it was and showed me another "sticker" she had placed on a plain plate which was sitting on an easel in the kitchen. I was very impressed. There are soo many ways to us this product which is very reasonable and looks fabulous! Check it out and see for yourself.......uppercase living
I cannot wait for the chance to use this product!
My wheels are turning!

Get Creative!!

Great Use of Molding Simply by using molding (in an unconventional way) this space has interest and texture. It also looks like it could be an architectural detail from years past.

Check out this Faux Rug
Painting a faux rung can be great in certain situations. If you have an older home with lots of character and charm this is a fun unexpected way to add to it. Painted floors can both stylish and whimsical! This is also great for patio's and porches. Just make sure you have the correct paint!

What an Impact
Great interest by only using paint!

House For Sale...Why Stage Your Home?

Staging has never been more important. With so many homes on the market, your house must stand out. The buyer usually makes a decision within the first 5min they are in a house as to if the house they are viewing is a house they want to consider as their new home. Staging will insure your home gives a good and lasting impact on the home buyer. A stager is very important to your home selling and selling quickly. For someone to come in and view the home as a prospective buyer would view it, it is extremely important to you as a seller. This process will not only help sell your home, but sell your home faster.

Its been reported that in the past, homes that were not staged stayed on the market an average of 4.5 months and homes that had been staged, spent less than 1.5 months on the market. Although the market has changed a bit since this survey was recorded, it still reigns true staging will sell for a greater amount and faster than a home that is not staged!

Welcome

First of all thanks for checking out our new blog! Perfect Perception was started by me, Jennifer and my friend Bethany. As our friendship developed, we discovered that we shared a love and appreciation for interior design. As we began to discuss more and more the desire to work with others on design elements in their homes, we created Perfect Perception. This would allow us to be creative and do what we love...Design, ReDesign, Organize and Stage homes! As Perfect Perception evolved, we decided to start a blog and share with a larger group our ideas, designs and projects. I look forward in watching the blog develop.
